The two things you need: footprint and pitch

Measuring a roof from the ground beats climbing a ladder, and for a simple house it's accurate enough to buy materials. Start with the footprint. Walk the perimeter of the house and measure the outside dimensions of the area the roof covers, including any overhang at the eaves and gable ends. A rectangular ranch might be 40 feet by 30 feet, which is a 1,200 square foot footprint.

The footprint is not the roof area, though. A flat roof would match it, but almost nothing residential is flat. As soon as the roof slopes, the covered surface stretches out, and you need the pitch to figure out by how much.

Pitch is written as a ratio like 6/12, and it describes rise over run. A 6/12 pitch climbs 6 inches vertically for every 12 inches you move horizontally. A 4/12 is a gentle, walkable slope. A 12/12 is a steep 45-degree roof that most people won't stand on without harnesses. You can estimate pitch from the ground by holding a level against a rake board, or from inside the attic by measuring the rise against a foot of run on a rafter.

The pitch factor table

Once you know the pitch, you multiply the footprint by a pitch factor to get the sloped area. The factor comes from the Pythagorean theorem: for a run of 12 and a rise of R, the slope length per foot of run is the square root of (12 squared plus R squared) divided by 12. You don't have to do that math. Here are the common ones.

So a 6/12 roof is about 12 percent bigger than its footprint, and a 12/12 roof is about 41 percent bigger. The formula is simple:

Roof area = footprint area x pitch factor

If you'd rather skip pitch measurement entirely, roofers use rough shortcut multipliers. Bill Ragan Roofing suggests footprint x 1.3 for a simple walkable roof, x 1.4 for moderate complexity around 5/12 to 8/12, and x 1.6 for steep or cut-up roofs. Those are looser than the pitch table but fine for a ballpark.

Roofing squares and why they matter

Roofers don't talk in square feet when they order shingles. They talk in squares. One roofing square equals 100 square feet of roof surface. A 2,000 square foot roof is 20 squares. That's the unit on the wrapper, on the estimate, and in the conversation with the supply house, so it's worth getting comfortable with it.

Most three-tab and architectural shingles come three bundles to the square. A bundle is what one person can reasonably carry up a ladder, roughly 60 to 80 pounds. To cover 20 squares you'd buy 60 bundles, before waste. Heavier designer shingles sometimes run four or five bundles per square, so check the coverage printed on the wrapper for the exact product you're buying.

Add a waste factor

Never order the exact number. Every roof generates offcuts at the rakes, the ridge, and around penetrations like vents, chimneys, and skylights. A straightforward gable roof with two clean planes wastes about 10 percent. A roof with valleys, hips, dormers, and lots of cuts can run 15 percent or more, because every valley means shingles cut on an angle and thrown away.

Starter strip and ridge cap eat material too, so factor those separately or roll them into the higher end of your waste estimate. When in doubt on a complex roof, 15 percent keeps you from making a second trip to the supplier and paying for a partial bundle at full price.

Worked example: a simple gable roof

Take that 40 by 30 ranch with a 6/12 pitch and a plain gable roof, two planes meeting at a ridge.

  1. Footprint: 40 ft x 30 ft = 1,200 sq ft.
  2. Apply the pitch factor: 1,200 x 1.118 = 1,341.6 sq ft of actual roof surface.
  3. Add 10 percent waste: 1,341.6 x 1.10 = 1,475.8 sq ft.
  4. Convert to squares: 1,475.8 / 100 = 14.76 squares, round up to 15 squares.
  5. Shingle bundles: 15 squares x 3 bundles = 45 bundles.

You can sanity-check the pitch step by measuring each plane on its own. Half the building width is 15 feet of horizontal run. The sloped length of each plane is 15 x 1.118 = 16.77 feet. Each plane is 40 ft long, so 40 x 16.77 = 670.8 sq ft, and two planes come to 1,341.6 sq ft. Same answer, which is the point.

For the underlayment and decking, work in the same 1,341 square foot surface area. A roll of synthetic underlayment typically covers 10 squares, so you'd need two rolls. Sheathing is a separate calculation, and if you're re-sheathing you can borrow the same pitch math to size your plywood order.

Common mistakes

Using the house's listed square footage. The number on the listing is interior living area, often across two floors. It has nothing to do with the roof. Measure the footprint yourself.

Forgetting the overhang. Eaves and gable overhangs of 12 to 24 inches add up fast around the perimeter. Skip them and you'll come up short.

Ignoring pitch on a steep roof. On a 10/12 or 12/12, the difference between footprint and real area is 30 to 40 percent. That's the gap between ordering 20 squares and needing 28.

Treating a hip roof like a gable. Hip roofs have four planes and more cut waste than gables, even at the same pitch. The area math is similar, but bump the waste factor up.
